I absolutely hate to put this up for sale. It was my dream vacation spot. Right on the world famous Henry’s Fork River! About 200 linear feet of river front property. Not tremendously wide, but quite deep. It is 3.15 acres. Not likely you’ll find something with River frontage very easily.

Comes with Water Rights, not shares. The rights come with the land. Not sure all the details there but there is a government office that takes care of the transfer when a sale happens.

This property is in the flood plain. If that concerns you or if you have a hundred questions, this is not for you.

There was an elevation study done by my engineer, more has to be completed when a future dwelling needs to be elevated above the flood plain to reduce perpetual flood insurance. This would cost you some time, calling, money, and approvals. The federal government protects these waterways to a high degree!

The best place for a home would be to the very north part of the property closest to the river. There will probably never be homes built across the river because that area is protected.

There is a man made ditch that created three separate ponds which were used in past for watering the fields. Now, frogs and fish fry and ducks use them. Lots of creative things could be done with this property.

Stunning river views, fishing out the backyard, private and off the highway. City services very close. Cell tower and signal strength.

This property would need a septic system, it’ll need Rocky Mountain power to pull power from the frontage road. It’s in the county but is impacted by the future city development plan. So it’ll should go by setbacks of St Anthony city. But the county will be the approving entity for structures.

My original plan was to build a very large family vacation home/retreat. Then rent it out to large groups or families to help pay for the expenses. As far as I know, this would still be allowed in that area.
