I've included a lot line drawing with my preferred subdivision in the photos. This complies with city ordinances for flag lots and building a home. Utilities available at 4300 W and include pressurized secondary water, culinary water, sewer, gas, and power and would need to be run down your private drive. These have not been stubbed and the land price compensates for this. I have not yet cut it out from the rest of the property and would need a buyer committment to go through the effort.

The property is zoned A-2, Agriculture Residential. Current West Haven City requirements for a family home lot are: The minimum lot area for a single-family home in the zone is 40,000 square feet (0.9182736 acre). I'm selling 1.5 acres, so this requirement is met. The minimum lot width for the zone is 150 linear feet (this property is 180 ft wide). Any proposed flag lots would need to comply with the flag lot requirements of Section 157.617 of the zoning code. (main points 30ft max drive no more than 500ft long) Which will work with 1.20 or 1.5 acre purchase.)
