The house is 444 square feet (10x44’ exterior dimensions), built on a steel frame trailer, and has an estimated total weight of 12,000 pounds.
The space was originally professionally built and used as a mobile onsite long term construction office for 5 years. It was then purchased for by the next owner as a break room for a warehouse business, turns out all the warehouses he rented for his business had break rooms. It was stored inside those warehouses for 15 years before being converted to a tiny home in 2024.
At that point it was lived in for 5 months (outside), and then moved back into our machine shop for the winter. This baby doesn't even know what snow looks like! The space is fully retrofitted and outfitted with new materials, appliances and amenities for comfort. On the outside you’ll find a freshly painted exterior, new front door, and recently sealed roof. There is a picture of the roof shape that is last in the photos. The inside boasts freshly painted ceiling and trim, vinyl tile flooring through the living room/kitchen/bath, plus new carpet in the bedroom. The bedroom is large, private, wide enough for a king size bed, and has Ikea Brimnes wardrobe and matching nightstands. The living room is big enough for a full size couch (or pull-out couch), plus a wall mounted TV bracket, and an Ikea Varde storage cabinet. It also has a back door for rear exit. The kitchen includes complete upper and lower IKEA Varde kitchen cabinets, a full size refrigerator, new gas stove big enough for a Texas sheet cake, plus like new stainless steel and butcher block countertops.There is currently no microwave, but there’s room for one! The bathroom (off the kitchen area) has an additional IKEA Brimnes wardrobe, plus a storage closet, toilet, corner shower, large vanity with storage, and a stacked washer /dryer unit. As for utilities and appliances, those are in great working order as well. All kitchen appliances work flawlessly, the air conditioning blows cold, the on demand (propane-fueled) hot water heater delivers water fast, and the stacked washer/dryer unit (runs on propane/110 electric) works without fail. The air conditioning and heat are electric. The instant hot water, stove and dryer are propane and could be converted to natural gas by a plumber. We built this unit for one of our own children to live in for a short time, and have loved how it all came together. It’s a perfect starter space, or for those looking for an off-grid, minimal lifestyle. You haul to your new location and just start living! I called the hauling company the brought it to Preston Idaho from Salt Lake he estimated the same trip about $1000. Will also include a ‘wide load’ sign for the journey to its new landing pad!
