We are mostly looking for queer and LGBTQ+ roommates under 35 years old (queer is optional, under 35 y/o is required). Requires a $100 non-refundable deposit, though adding you to our lease may incur additional fees such as an application and lease initiation fee. It's $560 for the room. Note that this rental price does not include utilities, but they typically end up being around $100-$150 per person. CHILDREN AND BABIES NOT WELCOME. SINGLE RENTER ONLY.
This is a home with one ground level floor and a basement. The room that you will be renting is in the basement. The bathroom would be shared with the other basement occupant.
Shared kitchen upstairs (stocked). Expansive front yard and back yard (with a grill!). Friendly neighborhood, about 3 minutes from highway 215 and I15. Quick access to many food joints and public transport. Laundry room in house. Storage space available.
No smoking is allowed inside or in the garage, but the porch is free game. Nicotine vapes are fine inside.
Me (25, Rio, nonbinary) and my partner Oliver-Reed (22, transmasc) have been living here for the past 2 years with our two cats Calypso and Captain and several birds. We are huge nerds love to run/play ttrpgs throughout the week. Ross (25, transmasc) loves to play outside with his medium sized dog, Cookie Monster.
Oliver works in AV tech downtown. Their schedule varies heavily. Me and Ross work at a veterinary clinic throughout the week and keep a fairly consistent schedule. We’re all very easy going and tidy. Our policy is that if you make a mess within the shared space, just have it cleaned up within 2 days and we won’t have any issues.
We aren’t nosy, but do please keep your space maintained enough that it doesn’t become a problem to the infrastructure/rest of the house (bugs, mold, stains, bad smells, etc won’t fly, but we don’t care about clothes left on the ground). The only things we really require is that you stay on top of rent, help maintain shared spaces such as the kitchen and the yards, and if you have any problems with the way things are going you TALK TO US. We have had issues in the past of roommates being upset over something but not mentioning it until they were so angry it wasn’t healthy. We do not tolerate yelling in anger EVER. Any disputes need to be handled like adults with calm and reasonable conversation. All of this will be signed in a roommate agreement upon you being approved for the lease.

Pet Policy: At this time, we cannot have any more dogs or cats in the house. It would be too much. Only caged animals are allowed (reptile, bird, fish, amphibian, rodent, etc).
