Great office/warehouse space (1820 sq. feet) near the freeway, UPS, and Fed Ex. There are 2 offices, a reception area, a closet, and a bathroom, which take up approximately 720 square feet. The warehouse is about 1100 square feet in size and has a 12 ft. roll door on the back of the building.

No smoking or pets allowed on the property (rules of the CCRs).

This unit is in a 14 unit building where all the units are identical in size and sit side-by-side. This unit is on the south end of the building. All units are metered separately for all utilities. However, the Landlord is required by Orem City to pay for Water, Sewer, and Garbage. This bill runs about $105 per month. The Tenant will need to pay for Gas, Electricity, Internet, and Phone.Comcast and Utopia are in the building, but may not be wired to this unit.

There is a Common Area and Maintenance fee (CAM) of $67 per month, which pays for landscaping maintenance, water for the lawns, exterior lighting, snow removal, and building insurance. The insurance does not cover any tenant personal property. The Tenant is required in the lease agreement to get insurance for their personal property. Property taxes are $230 per month. So including the water bill, the total triple net fees are $402 per month. I am looking for $2,200 in rent making the total each month $2,602. I will need a Security Deposit of $1,500 when the lease is signed. This unit will be available in about 30 days.
