ZelleAwesome little tiny house, would be great as a little cabin, tiny home, office, Airbnb, etc.
This little house used to be at a campground in Ogden canyon, but we’ve remodeled it and gotten it all ready for its next adventure. It has a convertible couch/bed downstairs, a nice kitchen with a big pantry, a loft that can sleep at least 2 adults (I bet my four kids would fit up there) and a lovely bathroom.
It has:
- A new roof (2025)
- Newer tires
- New siding
- New Windows
- We got the trailer fixed up and it towed with no problem down I-15 from Eden, UT. I have the number of the guy who did a great job towing it for us
- TV
- New shower
- New smoke and carbon monoxide detectors
- I have a new tankless water heater ready to install, the only reason I didn’t install it yet is I don’t know the future usage scenario- if you’re going to use it as a cabin, we want to make sure it’s easy to drain to prevent freezing, if it’s going to be in constant use- then we could install it differently. I have a plumber lined up to do that work. There is also potentially room for a small washer and dryer in the bathroom.
- Fresh paint
- It even has a central vacuum setup
- It has a 50 amp plug underneath and a box on the side to directly wire to utilities (choose one, not both :)
- New door lock
We hired a plumber to re-do the plumbing. Right now the plumbing is in, the new shower is in, we just need to do the floor, pain and trim in the bathroom. I'm out of time on this project and just need to sell it. We're selling it at a discount to get it off my lawn, if it doesn't sell I'm finishing the bathroom and upping the price.
We hired a licensed electrician to re-do much of the electrical, including updating the power inlet, panel, and removing many redundancies. Our focus was on making sure systems were working and safe. We spent over $4000 to do the electrical work, and I trust his work. (he has helped me with two other projects, a tiny office and an office pod). However, the owner previous to us did some weird things and the electrician informed us that some of his choices are not up to code, for example there are some junction boxes behind drywall in the ceiling. The previous owner also had about 20 speakers throughout the house and some lights all wired with low voltage wire. We decided to detach these speakers and wiring from the panel, so they don’t work. (sorry if you wanted epic ear-blasting audio throughout your tiny house).
