This lot is 5 acres and is one of the larger lots in the Thunder Mountain Recreational Land subdivision. This lot has a natural creek running through it, making it a particularly valuable lot. It is full of trees and has beautiful views. It has been intentionally graded, in specific areas, for easy access to the property, as well as for accommodating multiple camp trailer and tent sites. There is a small cabin structure, with a loft, on the property. This cabin is structurally sound and closed in, but still needs to be finished. There is ample frontage on the lot, which allows for multiple access points, if desired.

Over the years, the utilities have been improved and/or developed and have become more available, or more easily accessible, for each site. The utilities are in close proximity to this site. It has beautiful views but is also very secluded and has become a very coveted spot.

Thunder Mountain is located 1.5 miles south of Lava on Dempsey Creek Road. It has great access to BLM and riding trials. Lots of people will 4-wheel to Baldy Mountain which is about a 5-mile trail. You can then access Pine Haven & Dempsey Creek which leads to the BLM area. There is a lot of Snowmobiling which goes on back there. You can also get to Caribou County and go on the flats over to Grace.

Building on these lots is not necessary. You can use it to camp with a tent, park a camper, or finish and utilize the on site cabin. You can put in septic and drill a well if you would like to have more localized comforts while you are on site. You can bring your camper(s) up around May and then leave them all summer until September. You will only want to leave them all winter if you build a pavilion cover for the snow load.
