-New Carpet with double thick, privacy carpet padding. -New paint for whole house. -Lots of closet space. -New Kitchen, new stone counter tops, stainless appliances, dishwasher, etc. -the whole house has fantastic light from sunrise to sunset. There is levolor blinds for privacy throughout. -Big private back yard. -in addition to 8' wide closet in room, additional storage space in bathroom and two hallway closets. -18 extra inches of insulation above ceiling of entire house. Keeps temps comfortable year round, utilities cheap, and with the thick privacy padding cuts noise way down.
All tenants get full access to all common areas. -new fully stocked kitchen, -dining area -full laundry, -upstairs living room, -large front yard, -HUGE back yard -Back porch, front porch -Garden, if you have a green thumb. -yard is handled. ***see below for plethora of additional amenities.
The atmosphere; non-judgmental, respectful, quiet, CLEAN, harmonious, working professionals. House rules; same as above. Respect for others is non-negotiable. The room is single occupancy and the new occupant will bring it to three people total. The other two are professionals in their late 20s early 30s. You'll be sharing the upstairs bathroom with one person who's very clean. Landlord does not live on premises. The basement is a 3/4 private apartment, locks off from rest of the house and has its own private bathroom. Originally, I'd built it out for myself. I went to great lengths to isolate from the rest of the house. The current tenant has taken full advantage of this. From what I'm told he's a very decent, friendly guy who works a lot. He's never created a single issue. The other upstairs tenant also works a lot, is good-natured, quiet, decent, fastidiously clean(especially in the bathroom and kitchen) super easy to get along with, and very respectful. He seems to also appreciate his privacy. From a landlord's perspective, it couldn't be a better. Although both are male, contrary to how it usually plays out, the new occupant doesn't necessarily need to be. It would not be the least bit uncomfortable for a female. No crazy management fees. Portion of utilities can be included or paid separately.
It's an extremely nice, no stress, no drama, straightforward, respectful, easy to live in situation and I plan to keep it that way. The preference is someone who wants to stay a while.
As much as I love pets, have to say no at this time.Background check and proof of employment required. I use Turbo tenant for background and will deduct the fee from the first month's rent.
**Amenities: Excellent neighborhood with access to everything the Wasatch front has to offer. -30 mins from ski resorts , 2 canyons, hiking, biking, camping, fishing, etc. -Freeway entrance (I-15) 5 minutes away. -2 TRAX stations, Harmons grocery store, parks...all 10 min walk, shorter drive. -Huge backyard that borders a city block sized, city owned, fenced off field. The only inhabitants are a family of deer that return every year. No joke. See pics. They come every year. Pic of young buck taken last year.
The carpet is a light beige with hints of gray. The walls are Sherwin Willams Repose Gray. Not too light, not too dark.
